24 hour notice to inspect
I have never gone into a tenants home with no one there after posting a 24 hr. I posted the notice (actually 3 of them)on the door so I am very uncomfortable going in. Don't know what could come out of this, a confrontation? His dog? Being startled if someone comes home while I am "snooping" really inspecting. Is it a common practice to call the police and ask for an escort? I am leary of tenant making any accusations, I figured I would at least take my 17 yr. old daughter with me for a wittness to be on the safe side.

Any suggestions or words of wisdom, I really don't feel as though I have a right to just go in. I used the LPA notice form and will knock and ring the doorbell, I will give them enough time to answer the door, I am really unsure about going in.

Does anyone else feel the same way, or is this first time jitters? I really don't want to do anything that could get me in any kind of trouble. I would really like to know if a police escort is a stupid idea, or not. Is it something that they do for this kind of situation?

What if the notice is still on the door? There are actually 3 notices all together and the 24 hr. notice to enter is behind the first page. Should I just repost another notice to enter and wait till the next day to go in. I drove by tonight to see if anyone was there(they were home) and see if the notices were still on the door. I don't know if they use the front door or not, as best I could tell(it's dark) the papers were still on the front door. Someone should have seen them upon entering the drivway. What if the tenant says, I never saw the notice, you don't have a right to be in here?


Tenants with older children
Hello all, have a multi-unit complex near one of the local high schools in addition to some local colleges; traditionally, each unit has usually been rented by a professor or student; however, with two upcoming vacancies, have had a few interests shown by single parents with one or two high school age children; I've never traditionally rented to single parents and curious what your experiences have been and would you recommend it,

Renting out 2nd-home: homeowner insurance switch?
Hi. I have a second home in non-coastal Florida that I use occasionally and have not rented out. I now have the opportunity to rent it out to someone for five months (probably but not necessarily would seek new tenants after that period).

My question is this: I have regular homeowner's insurance through a mainstream company. I don't believe they write the type of insurance landlords need instead, and understand that I would need to switch insurance - and thus insurers - when I become a landlord on this home. How hard or easy is it to get such coverage in Florida, and from whom? Further, can this coverage continue if I don't rent out the property to someone else after the five months?

I know Florida has had a lot of insurance issues, and am leery of getting stuck in some weird insurance situation. I live out of state, so the property is seasonal use by me, really, at moment.

Non Payment eviction
I recently filed for eviction but failed to realize that the three day notice I served my tenants included a month that was not yet due. This makes the three day notice invalid. If my tenants catch this before they answer, will I have to file another three day and eviction suit or will the judge still enter a judgement. I heard the tenant can enter a Motion to Dismiss based on the illegality of the three day (it says $2000 but really only $1000 was due until 2 days after I served the notice, when if they did not pay, only then would they owe $2000)

They have a 1 month old baby...will this help they delay the eviction? How long till I can get them out? Also, if they deposit the money in the court, what are the chances the judge will say they can still stay until lease runs out in May? Thanks for your help.

filing for a garnishment
I have/had a tenant who recently moved out. The locks have been changed. The place is disgusting and there is quite a bit of her personal belongings still there (no furniture). She is also delinquent one and half month's rent - $930. She says she's working two jobs and won't return my calls. I called one of the places she was working and can't reach her there. Should I file for a garnishment to get my money? Do I have to know where she works? Do I need an attorney? Any advice would be greatly appreciated!!!!

how to recoup unpaid bills after tenant vacates?
I did not renew a year long lease and the tenant vacated the property as agreed. I walked though the property and figured expenses, repairs, etc and only gave her a third of her deposit back.

I should have paid more attention to some of your other postings and sites that recommended holding the security deposit until you really got a read on what it was going to cost to get the property back together.

I just got a water bill that looks like its been unpaid for a while. Also, we later realized the refrigerator that was stored in the garage (she had her own) is unusable.

Any suggestions on how to recoup, go to court or learn my lesson?

Repair
I had a final judgement against this tenant who's supposed to move by the end of this month. Although no repair was mentioned in the final judgement, can the tenant comes back to the court to order the repairs and fight for stay? Long story to make it short, after I served the tenant 30 day notice, the tenant went to the housing court to sue me for repairs. I have made half of the repairs. Thank you so much.

Rental Increase Notice
I would like to know the legal notice period needed for a rent increase in the state of LA. Also, how much am I allowed to increase at one time. My tenants have been with us since 3/1/05 without any increases. Our primary home was destroyed during Katrina and for the past 3 1/2 years all of our time has been spent rebuilding. Now, with the increase in insurance premiums and property taxes the amount we receive in rent no longer covers our expense on the rental property (and hasn't for some time now).

I think I Need to check for vacancy.
Remember the story last month when my tenants girlfriend called me on a house I had for rent? She was saying how her landlord doesn't fix anything. Well, here we are again, rent is due on the first, no rent no phone call and ignoring our calls.
I used to post 3 day notices on his door, made him pay the fee for this when he paid his rent. My husband would never let me evict him, so after the 5th time and last time I gave him the notice, my husband waived the $50.00 fee for posting the notice (stupid). As a result of being completely striped of authority when dealing with this tenant, I wont post any more 3 day notices, I won't call him - I make my husband call him yet he wont answer the phone.
So now here we are night of the 4th, I think they may have moved, so I will post a 24 hr. notice to enter, I want to inspect the house as well, other than that, what reason should I put on the notice?
This house is deeded in a corporate name, so when we have to evict him, I have to hire a lawyer. That is one reason why my husband wont evict him plus he has eventually paid his rent in his own good time.
I am so sick of tenants I can't see straight.

Any other suggestions for this situation?

Pro-rate rent or change the rent date
I want to know what other landlords do here...

If you rent your property in between the month (say 19th), do you prorate the rent for that month and the continue
collecting the rent the 5th of every month going forward, or do you just set the rent date between 19th and 22nd?

How does this work for MTM? Is it beneficial to have the payment date the first week of the month?
